Home Building Made Simple

Site Feasibility Assessment ($750 refundable and deducted off final price)

Site Feasibility Assessments determine whether your property is suitable for a modular home and where it can be located.

Municipal by-laws (zoning)
Conservation authority requirements, if any.
Site servicing options (electrical, water, sanitary)
Size and dimensions of home permissible on the property.
Site access and any other constraints on the property.

Selection of Home Design

Search our website for a prefabricated home design that best suits your needs, and we’ll connect you to the manufacturer. We’ll also ask about what type of foundation you’d like. Options include full height concrete foundation, concrete crawlspace or a helical pile/ concrete pier foundation. Once we have a good understand of the project requirements, we will provide you with a cost estimate to build your dream home.

Financing

Multiple financing options are available for your build, and we can connect you with lenders that understand modular home mortgages. Click HERE to see more financing information.

Design and Customization – Deposit (2% of contract value)

Once an agreement is in place to build a home and the deposit paid, we will work closely with you and the manufacturer to make final finish selections and customizations, making the home unique and perfect for you!

Permits and Construction Drawings

Sightline will manage the building permit process on your behalf and will complete the application forms and have engineered drawings prepared.

Commencement of Prefabrication – Payment Installment #1 (40% of contract value)

The prefabrication process begins simultaneously with the site works and coordinated so both are ready at the same time.

On-Site Work

Once prefabrication is underway, Sightline gets busy on-site preparing for the foundation and installing site services for the new home. The home’s in-ground services stem from either a municipal infrastructure or a septic system and water well, and is extended up to the home’s foundation.

Delivery and Module Installation – Payment Installment #2 (45% of contract value)

Our logistics team coordinates the trucking and craning of the modular home into place. We will install the home and ensure it's assembled correctly.

Completion of Finishes and Service Connections - Payment Installment #3 (13% of contract value)

Sightline carefully seals the modules together and completes all the remaining interior and exterior finishes. All site services are connected to the home and the systems are commissioned to ensure everything is working properly.
