Pre-Construction Management Services

At Sightline Building Solutions, our pre-construction management services are meticulously crafted to ensure the seamless execution of every project. Our approach begins with comprehensive project planning, where we develop a strategic roadmap tailored to the unique requirements of each project.

Site Feasibility Assessment

Our team will review local municipal by-laws to determine if, and where, a modular home can be built on your property. We discuss options for foundation types and site services, as well as an access plan for the trucks and cranes.

Design Development

Once a modular home design is chosen, we work closely with you, and the design team, to customize the layout and select all interior and exterior finishes.

Budget

While the home’s design is being finalized, Sightline will plan the on-site preparation and completion of your modular home. Once the design and on-site planning is finished, a fixed quote will be provided for your approval.

Permitting Process

Sightline can prepare and submit the Building Permit application and construction documents to the local building department on your behalf and remain the primary point of contact.

Schedule

Our projects are managed using scheduling software to coordinate all pre-construction and construction tasks. The schedule is updated regularly and communicated to all project stakeholders.

Construction Management Services

Our on-site services consist of two phases: on-site preparation, and module installation/completion. While the modular home is being prefabricated off-site, our team gets busy on-site preparing the foundation and site services, so when the home arrives on-site, everything is ready. The modules are installed, sealed, and finished immediately upon arrival.

Modular Installation

Our modular homes are built using either volumetric or panelized construction methods:

Volumetric modular arrive on site as a prefabricated box, similar to Lego, with the home’s interior nearly complete and the exterior siding well underway. Once the home is secured to the foundation, the interior and exterior finishes are completed 100% and the modules are bend together and appear seamless.

Panelized modular consist of prefabricated walls, floors, and roof sections that arrive on-site ‘flat packed’ and are assembled to create an insulated shell of the home. Once the shell if formed, electrical, plumbing and HVAC systems are roughed-in and all interior and exterior finishes are completed.

Post-Construction Services

Sightline manages the project close out as well. Our team attends all site inspections and ensures occupancy is granted. We are committed to ensuring all deficiencies are corrected to the client’s satisfaction. Upon completion of the home, the client receives a homeowner information package.
